Terms & Conditions of Rental

23 Brisbane Street, Central Queenstown

These terms and conditions ("Agreement") apply to all short-term bookings of the property and form part of the booking contract between the Owner/Manager ("we", "us", "the Owner") and the Guest ("you", "the Guest"). By confirming a booking, you agree to be bound by these terms.


1. Booking & Payment

  • A booking is only confirmed once full payment (or the required deposit) has been received and a confirmation has been issued.
  • Rates quoted are in NZD and inclusive of GST unless stated otherwise.

  • We reserve the right to cancel a booking where payment is not received in accordance with this schedule.

2. Check-In & Check-Out

  • Check-in: 2.00pm

  • Early check-in or late check-out may be available on request and subject to availability; additional charges may apply.
  • Check-in instructions (key collection, lockbox code, or host meet-and-greet) will be provided prior to arrival.
  • Failure to vacate by the agreed check-out time without prior arrangement may incur an additional charge of [insert amount or policy, e.g. one additional night''s rate].

3. Security Bond / Damage Deposit

  • A refundable security bond of $[insert amount] is required prior to check-in, payable by [bank transfer / credit card hold].
  • The bond will be refunded within [insert number, e.g. 3–7] days of check-out, less any deductions for breakages, damage, excessive cleaning, missing items, or additional charges incurred under this Agreement.
  • The Guest agrees to report any breakages, damage, or malfunctioning items to the Owner as soon as reasonably practicable during the stay.
  • The cost of repair or replacement for damage beyond fair wear and tear, and the cost of any additional cleaning required beyond standard turnover cleaning, will be deducted from the bond. Where damage exceeds the bond amount, the Guest agrees to reimburse the Owner for the balance.
  • Fair wear and tear is excluded from any charge.

4. Occupancy

  • The maximum number of occupants permitted is [insert number] guests, including children and infants.
  • The property must not be used to accommodate more guests than booked and paid for without prior written consent.
  • The Guest named on the booking must be present for the duration of the stay and is responsible for the conduct of all members of their party and any visitors.

5. Noise & Nuisance

  • Guests are asked to be respectful of neighbouring properties at all times.
  • Quiet hours apply from 10:00pm to 8:00am, during which noise audible outside the property (including music, amplified sound, and outdoor conversation) must be kept to a minimum.
  • Parties, events, or gatherings beyond the booked occupancy are not permitted without prior written approval from the Owner.
  • Repeated noise complaints from neighbours, or conduct that causes a nuisance or disturbance, may result in the Guest being asked to vacate the property immediately without refund.

6. Smoking & Prohibited Substances

  • This is a strictly non-smoking property (including vaping). Smoking is not permitted inside the property at any time.
  • A cleaning surcharge of $[insert amount] will apply if evidence of smoking inside the property is found.
  • The use of illegal substances on the property is strictly prohibited and may result in immediate termination of the stay without refund.

7. Pets

    • Pets may be permitted by prior arrangement only, subject to an additional pet fee of $[insert amount] and the Guest accepting responsibility for any damage, mess, noise, or allergens caused by the animal.

8. Care of the Property

  • The Guest agrees to take reasonable care of the property, its furnishings, fittings, and grounds, and to leave the property in a reasonably clean and tidy condition at check-out.
  • Furniture and fittings should not be moved between rooms or removed from the property.
  • The property''s sustainable systems (e.g. solar power, water tanks/rainwater collection, heat pump, insulation features) should be used as instructed in the house manual. The Owner is happy to explain how these work and welcomes guests respecting the home''s environmental design.
  • Guests must comply with any specific house rules provided in the welcome guide (e.g. shoes off indoors, recycling/composting practices, fire safety).

9. Right of Entry

  • The Owner or their authorised representative may enter the property during a stay, with reasonable notice where practicable, to carry out repairs, maintenance, or inspections, or in the case of emergency without notice.

10. Liability & Insurance

  • The property is rented at the Guest''s own risk. The Owner does not accept liability for any loss, theft, injury, or damage to persons or property arising from the Guest''s stay, except where caused by the Owner''s negligence.
  • Guests are encouraged to hold their own travel insurance covering cancellation, loss of belongings, and personal injury.
  • The Guest is liable for any loss or damage to the property or its contents caused by themselves, a member of their party, or their visitors during the stay.

11. Cancellations

12. Force Majeure

  • Neither party will be liable for failure to perform their obligations under this Agreement where such failure results from circumstances beyond their reasonable control, including but not limited to natural disaster, civil emergency, pandemic, or government restriction.

13. General

  • This Agreement is governed by the laws of New Zealand.
  • This property is let for genuine short-term holiday accommodation and is not intended to create a residential tenancy.
  • The Owner reserves the right to refuse or terminate a booking where these terms are breached.
  • These terms may be updated from time to time; the version applicable to a booking is the version current at the time of booking confirmation.
